# Custom pricing: a special price for an item, per customer or property

Custom pricing lets you override the standard pricebook price of specific items for a particular customer or property, so your quotes and invoices use that price automatically. You set it on the Custom Pricing card, which appears on both the customer page and the property page; click Edit to add, change, or remove a price for a pricebook item.

There are two ways to price an item for an account:

* **Set the price directly** on the customer or the property — one item at a time, in the Custom pricing editor.
* **Attach a rate sheet** — a named set of item prices you build once in Settings and reuse. Attaching one applies every price on it at once, which is the quick way to give a customer a whole contract or standing discount. See [Create a rate sheet to price many items at once](/administration/settings/create-a-rate-sheet-to-price-many-items-at-once.md).

Either way, the price can be set at two levels: a customer-level price applies to that account across all of its properties, and a property-level price applies only to that one property.

## Which price wins

From strongest to weakest:

1. A price set directly on the **property**
2. A rate sheet attached to the **property**
3. A price set directly on the **customer**
4. A rate sheet attached to the **customer**
5. The standard pricebook (book) price

So a price you set yourself always beats a rate sheet at the same level, and anything on the property beats anything on the account. When two rate sheets are attached at the same level and both price the same item, the one lower in the list wins — drag them to change the order.

Setting a price to $0 waives the item (no charge) for that scope. A rate sheet can waive an item the same way.

## Seeing what applies

The Custom Pricing card shows how many prices are in effect and which rate sheets are attached. **View prices** opens the full merged list: every item that's priced, what it bills at, and the source that won — a rate sheet by name, or the customer/property price you set. Where a price you set beats a sheet, the sheet's price is shown struck through, so you can see what the row would charge if you handed it back.

In the editor, the **Sheet** column shows what an attached sheet charges for each item you've priced directly. Resetting a row (the ⟲ icon) removes your price and hands that item back to its rate sheet — or to the book price if no sheet covers it.

Attaching or removing a rate sheet needs the **item setup** permission, the same one that opens Settings -> Items Pricebook. Without it you can still set and change prices on a customer or property, and you'll see which rate sheets are attached and what they charge — you just can't change which ones are attached.

Custom prices apply everywhere the item is billed: quotes, invoices, and the items technicians add to a job from the mobile app. When you add one of these items to a quote or invoice, it comes in at that price and the line names where the price came from.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://learn.withessential.com/administration/basics/custom-pricing-a-special-price-for-an-item-per-customer-or-property.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
