# Use Customer Billing or set Property Billing

Every property starts with Customer Billing. That means the payment terms, tax-exempt status, autopay, billing address, and payment methods set on the customer apply to the property too.

If a property needs different billing details, open the Billing panel and choose **Set Property Billing**. The form starts with the customer's current settings so you only need to change what is different. The panel title shows which settings are in effect: **Customer Billing** or **Property Billing**.

Use **Edit Customer Billing** or **Edit Property Billing** to change the settings currently in effect. To switch a property back, choose **Use Customer Billing** and confirm. This removes the billing settings saved specifically for the property; future customer billing changes will apply to it again.

You can ask Essential whether a property uses Customer Billing or Property Billing, and what those terms are.
